The Tiles Are Fine. It Is the Grout.
Grout is porous. Every mop pushes dirty water into it, and over a few years the lines go from pale grey to almost black. Scrubbing by hand shifts the top layer and nothing else, which is why it looks clean while wet and dark again once it dries.
We use a rotary head that combines high-pressure hot water with immediate vacuum recovery. The pressure drives into the porous grout, and the vacuum pulls the released soil straight off the floor rather than spreading it around.
Once it is genuinely clean, sealing is worth considering. A sealed grout line repels spills instead of drinking them, which is the difference between cleaning it every year and every five.

How much does tile and grout cleaning cost in Melbourne?
From $6 a square metre for standard tile and grout, with a $150 minimum call-out. A small bathroom is from $150 including walls and detail work, and a kitchen or laundry floor from $130. Sealing is from $4 a square metre on top. You get a fixed itemised quote before we begin.
Will my grout come back to white?
Usually it comes back close to its original colour, and the change is often dramatic. What will not come back is grout that has been permanently stained, previously painted with a grout pen, or where the grout itself has eroded away. We will tell you honestly from a photo or on arrival which of those you have.
Can you remove the black mould in my shower?
Yes. Black spotting in shower grout is mould growing into the porous surface, which is why bleach lightens it and it returns. We treat it at the source and extract it, then recommend sealing so it is much harder for it to re-establish.
Is sealing worth the extra cost?
In our view yes, on any floor you intend to keep. Unsealed grout re-soils within a year or two because it absorbs every mop bucket. A sealed floor mops clean and stays light for several years, so the sealing usually pays for itself by the second clean you do not need.
Is it safe for natural stone?
Yes, with the right method. Travertine, limestone and marble are acid-sensitive and softer than porcelain, so we use pH-neutral products and lower pressure. Tell us it is natural stone when you book so we bring the right setup.
How long does the floor take to dry?
One to two hours. The rotary head recovers most of the water as it goes, so the floor comes up damp rather than wet. If we are sealing, we need the floor properly dry first, which can mean returning later the same day.
Do I need to move furniture?
Clear small items and anything on the floor. We work around heavy furniture and fixed cabinetry, and we detail the edges by hand where the machine cannot reach.
Can you clean outdoor tiles and patios?
Yes, where the surface can take it. Outdoor areas usually have algae and weathering rather than household soil, so we use higher pressure where the tile allows.
How often should tile and grout be cleaned?
Every one to two years for unsealed grout in a busy kitchen or bathroom, and every three to five years once it has been sealed. Sealing is what stretches that interval.
