How much does end of lease carpet cleaning cost?
The same as our standard rates: from $40 a bedroom, $55 a living room and $25 a hallway, with a whole two-bedroom unit from $130 and a three-bedroom home from $160. There is a $120 minimum call-out. You get a fixed itemised quote before we begin.
Will I get my bond back?
Carpet cleaning removes the most common carpet-related deduction, and you get a tax invoice to prove it was done professionally. Bond decisions rest with your agent and cover the whole property, not just the carpets, so we cannot promise the bond itself. What we can do is make sure the carpets are not the reason it is withheld.
Do you provide a receipt for the agent?
Yes, a tax invoice naming the property and the work carried out, issued on the spot. That is what agents and the bond authority ask for, and it is the part a hire machine cannot give you.
When should I book it?
After the property is empty and the rest of the cleaning is finished. Carpets should always be last, otherwise dust and dirt from cleaning the rest of the property gets walked straight back over freshly cleaned carpet.
Can you come the same day?
Usually yes. We deliberately keep same-day and weekend slots for end-of-lease work, because handover dates rarely move. Call in the morning and we can often clean that afternoon.
Is a hire machine good enough?
The bigger problem is the paperwork. Many Victorian leases specifically require a receipt from a professional carpet cleaner, and a supermarket hire docket does not satisfy that. The cleaning power is also considerably lower than truck-mounted extraction.
Do I need pet odour treatment?
If the lease was pet-friendly, almost certainly. Most such agreements require odour treatment as well as cleaning, and an agent will notice pet smell in an empty property immediately. It is from $30 an area.
What if the agent is not satisfied?
We offer a 7-day re-clean promise. If your agent raises an issue with the carpet cleaning within a week, tell us and we will come back and re-treat it at no cost.
